For just 8% +VAT (9.6% inclusive of VAT), deducted monthly to aid your cash flow, Chelsea Square will look after your property with our customary attention to detail and commitment to customer service.

To complement our efficient, professional letting services – including marketing your property, finding and vetting prospective tenants, organising thorough inventories and registering deposits with our secure Deposit Protection Scheme – we now also offer rent collection and comprehensive property management with a transparent and simple fee.

Complete Eight offers landlords Chelsea Square’s signature hands-on approach to both day-to-day and long-term decisions related to your property investment as well as access to our highly skilled, proficient in-house maintenance division, including 24/7 emergency out-of-hours call-out, should your property require extra care. With Complete Eight, you can rest assured that your property is being well looked after.

We understand your property is an important investment and so we vet potential inhabitants thoroughly before considering them for tenancy. As well as in-house checks, all potential tenants are verified by an independent referencing company.

We market your property extensively and in the best possible light using top-quality photography and various marketing channels both on- and offline.

Our rent collection system helps us keep track of tenancy terms and rent payments. We remove the hassle of collecting monthly rent payments and aim to streamline and simplify your rent collection experience. All rent payments are collected into a dedicated client account.

Rather than charging you upfront, we take our fee from each monthly rent payment, helping you receive regular income and aiding cash flow.

We register all deposits with an independent deposit protection company, My Deposits.

Our management team keep track of all safety certification, such as gas and electrical safety, and schedule these as necessary throughout the tenancy so you are always up-to-date with current regulations. Required repairs and certification are subject to additional charges.

We provide an out-of-hours service for 24/7 emergency call out (call-outs are subject to additional charges, dependent on the nature of the problem)

Chelsea Square’s in-house maintenance department is comprised of a highly skilled and reliable workforce. Ben and the maintenance team can take care of any maintenance problems in your property, cutting out the tedious process of finding an appropriate engineer (maintenance works are subject to additional charges)

  Ben and his team did a really nice job of renovating the bathroom in my mansion flat. The work included the complete gutting of the bathroom and installing all new fixtures such as bath, shower screen, basin/vanity and tiling, also adding items which were not there before such as a toilet and extractor fan. During this time Ben gave me a lot of help and advice on choosing the fixtures and tiles. The flat is rented out and I was abroad at the time so Ben liaised with my tenant to get the job done. Furthermore, our rent collection system means you don’t even need to worry about monitoring and chasing rent payments. Your monthly rent payments are paid directly into a dedicated client account from which our Complete Eight fee is taken monthly, and then paid to you. As a company, one of our core values is to be transparent at all times, and this is evident in our Complete Eight model. The 8% + VAT fee covers the letting, management and rent collection service, right down to the professional photography and deposit protection. The only instances that will incur an additional charge will be the use of the 24-hour emergency call-out service, inspection and certification of gas safety, electrical safety and other relevant landlord regulations and any maintenance works carried out as instructed by your Property Manager. We will never carry out chargeable works without informing you first and your dedicated Property Manager will discuss any matters with you in as much (or as little) detail as you prefer, to ensure you are informed and supported along the way. *Current VAT rate at 20%

We created Complete Premium to complement our all-inclusive Complete Eight service by providing that little bit extra for our Landlords, should they want to add some great additional features to their package while maintaining an extremely competitive fee. Our aim is to make our services all-inclusive in order to help our clients make the most of the facilities available to them, and assist them with worries such as meeting new regulations and Landlord legislation, without the hassle of considering and choosing different costly add-ons across various different companies. At Chelsea Square we are unique in the respect that we are able to provide all these services from under the same roof, meaning you receive our renowned high levels of service not only in your lettings facilities, but also in property management, maintenance, marketing and lettings management. This also means you can cut out the hassle of sourcing local, trusted and qualified engineers, managers and property experts – just take a look at our credentials! The only additional fees you will be liable for are: • Additional labour costs, if your complementary maintenance call-out exceeds two hours. • The free call-out covers labour costs only, for up to two hours. Materials will be charged extra. If our maintenance team perceive the works to exceed the two hour call-out, we will inform you before carrying out the work to provide a full quote. You will have the option to redeem your complementary call-out against the works and will only be charged for the additional labour and materials. • Emergency call-outs will be chargeable depending on the nature of the emergency. If the call-out is necessary due to an error on the tenant’s behalf, they may be liable for the costs incurred. • Annual Gas Safety check – if additional works are to be carried out in order to pass the Gas Safety check, you will be liable for the costs of repairs. A full itemized quote will be provided before any works are carried out.

You will be assigned a dedicated property manager who will be carrying out inspections, liaising with your tenants, logging maintenance requirements and generally offering you support.
